Automate the Admin
In Your Property Business
Work orders, contractor scheduling, tenant updates and invoicing — handled automatically, around the systems you already use. Live in four weeks.
30 minutes · no cost · you keep the written plan either way
90-second dispatch
Jobs triaged and sent to the right contractor. Down from 25 minutes.
24/7 tenant replies
The routine questions answered instantly, in your tone of voice.
Compliance tracked
Gas, EICR and FRA renewals raised before they lapse, not after.
Sound familiar?
None of this is a technology problem. It's a co-ordination problem — and it's eating the hours your team should spend on properties and people.
Work orders live in WhatsApp
Jobs arrive by text, call and email. Nothing's in one place, and nothing's searchable when a tenant chases.
Contractors chased by phone
Someone spends the morning ringing round for availability, then ringing again for updates that never came.
Invoices reconciled by hand
Contractor invoices matched line by line against jobs that may or may not have been signed off.
Compliance in someone's head
Gas safety, EICRs and fire risk assessments tracked in a spreadsheet one person fully understands.
Three systems, built for property teams
We don't sell a platform you have to migrate to. We build around what you're already running.
Maintenance & work orders
Jobs arrive from any channel, get triaged by urgency, matched to an available contractor with the right certification, and dispatched automatically. Tenants get updates without anyone typing them.
Tenant & landlord comms
An assistant that answers the routine 70% — “when's my repair”, “how do I report a leak” — around the clock, and hands anything sensitive to a human with the full history attached.
Invoicing & compliance
Contractor invoices matched automatically against completed jobs and flagged when they don't reconcile. Certificates tracked with renewals raised before they lapse.
A 40-property agent stopped chasing contractors
Four staff handling ~300 reactive jobs a month. Dispatch was manual: read the report, decide urgency, ring round until someone answered, then chase.
“The bit I didn't expect was the quiet. Nobody's ringing round for availability any more — the jobs just go out, and I can see where every one of them is.”

Four weeks, brief to live
A real sequence with real dates — not an abstract methodology. You know what happens each week and what you get at the end of it.
Audit
We sit with your team, map how a job actually moves from report to sign-off, and find where the hours go.
You get: written workflow map + costed plan. Yours to keep.Build
We build against your live systems, in a sandbox, with your data structures — not a generic template.
You get: working system to review, weekly demo.Go live
Phased switch-over on one property block first, then the rest. Your team trained on the real thing.
You get: live system + training + runbook.Tune
Monthly review of what's firing, what's escalating and what needs adjusting as your portfolio changes.
You get: monthly report + priority support. What's co-ordination actually costing you?
Move the sliders. Deliberately conservative, and an estimate rather than a quote — the free audit replaces these assumptions with your real numbers.
Assumes a 70% reduction in manual co-ordination — the low end of what work-order automation typically achieves. Excludes the value of faster response times and fewer missed compliance dates.
I don't sell AI. I fix what quietly wastes your time
Replace with a real photograph
I'm Omar Boubakri, founder of Elevait. Most property firms don't have a technology problem — they have a friction problem. Manual work hiding in inboxes. Decisions stuck with the wrong people. Systems that don't talk to each other. Teams doing the same job five different ways.
My background is hands-on. I've worked inside property, maintenance and service businesses, where margins matter and chaos is expensive. I build things that survive the real world, not just a demo.
I run the audit, I build the system, and I'm the person you ring when something needs changing. That's a deliberate limit on how many clients we take on.
The five things everyone asks
What does it cost?
Builds are fixed-price, typically between [£X,000] and [£XX,000] depending on how many workflows we automate, with an optional monthly support retainer. The audit is free and you get the costed plan whether or not you go ahead.
Will it work with the software we already use?
Almost certainly. We build around Reapit, Fixflo, Arthur, Qube, Xero, Sage and most things with an API. If something genuinely can't connect, we tell you in week one rather than after you've paid.
My team isn't technical. Is that a problem?
No — that's the point. If your team has to learn a new system, we've built the wrong thing. The automation runs behind the tools they already use, and training is part of week four.
What happens to our data?
It stays in the UK, we're ICO registered, and we sign a DPA before we see anything. We don't train models on your data. You own everything we build — if we part ways, it's yours.
How long until we see anything?
A written workflow map and costed plan within a week of the audit. Most builds are live in four weeks, starting with a single property block so nobody has to trust it all at once.
